Pre-Listing Inspection
Selling a home without getting it inspected beforehand could be problematic. Without an up-to-date knowledge of existing defects, you may be surprised when a prospective buyer’s own inspection reveals certain issues—and you may be further taken aback when this results in stalled negotiations. We’ll make sure that you have a thorough understanding of your home’s strengths and weaknesses so that you can properly inform buyers before the home is shown—while also giving you a chance to make any repairs that you believe are necessary.
New Construction Inspection
Having a new home inspected before the builder’s final walkthrough will serve to protect you as a home buyer. You’ll learn about possible oversights that were made while the home was being built, as well as material defects that could pose potential safety issues. With time left before final closing, you can then request for these issues to be corrected so that you’re not stuck with the repair bill in the future.
New Construction Phase Inspections
As a new home is being built, you can have us inspect progress at as many phases of construction as you would like. 11th Month Warranty Inspection
Scheduling an 11th Month Warranty Inspection is one of the best choices a new homeowner can make to protect their investment. We’ll comprehensively evaluate the readily accessible areas of the home prior to the warranty’s expiration, seeking to identify issues that the warranty may cover—potentially saving you from having to deal with repair costs all on your own.
Home Maintenance Inspection
This inspection service is a dream come true for many homeowners, helping to eliminate the uncertainty surrounding home maintenance. We’ll thoroughly assess the home’s structure and installed mechanical systems, locating existing issues and walking you through just what to do in order to take care of the home’s most pressing maintenance needs.
Loan Draw Inspection
For this inspection service, we’ll review the official agreement made between the lender and the borrowing party that is set to perform construction on a new home. After coming to understand the terms in place, we’ll arrive at the construction site at multiple phases to ensure that nothing is occurring that could violate the loan agreement. This will include assessing the materials stored on-site, as well as ensuring that the ongoing construction is adhering to clearly established deadlines.
Re-Inspections
For clients who had us perform a full Buyer’s Inspection, we can return to the property for a Re-Inspection in the event that the seller has agreed to fulfill specific repair or replacement requests. Once you’ve received notification that the work has been completed as promised, we’ll make sure that it was done correctly so that you can continue the final closing process with confidence.
Radon Testing
For our Radon Testing service, we use continuous radon monitors to accurately measure the current radon levels in a home. Radon gas is naturally occurring, but in high concentrations, it’s far from being safe—in fact, after cigarette smoking, radon exposure is considered the second leading cause of lung cancer. That’s why it’s recommended to have this service conducted before you buy a home, leaving time for mitigation procedures to be scheduled if necessary.
Commercial Property Inspection
This inspection is for clients who want a second opinion about the condition of a commercial property. We’re able to inspect most types of light commercial properties, such as apartment complexes, restaurants, motels, and retail locations such as strip malls. We’ll provide a full report of our findings, raising your awareness to potential issues in the building’s structure or installed mechanical systems.
